Well this week one of the kaufman homes is for sale but this is a different model. I really like it. $279,000, 5 Bed, 3 Bath, 2,992 Sq. Ft.

A HUGE new pet peeve of mine…

2 story

…is people not watering their grass! This has bugged me ever since I have been window shopping at houses and am veering off main corridors and actually going down the streets to see what is there. Now yes I do realize sometimes people have moved out and are NOT living there. That is understandable. But that is not always the case up here. There are plenty of people living up here, cars parked in the driveway, toys on the porch the whole shebang and yellow, dead grass!

Double Listing, 2 very different prices!

Okay so last week or so I posted this:

This is one of my favourite areas…

that house was and still is listed on for $189,000. SO I am looking at the homes in the $250,000 price range and guess what I see again? The exact same house! Same address everything but it says $259,000! LOL

So I am wondering if they goofed with the lower price or maybe it started at the higher price and they have since lowered it? I don’t know.

Nice landscaping

Yes I know that is not the actual picture but close enough. I have driven by and those houses are all really cute. Hardly any yard though. This house is really new and they are still building the homes down the street. I think the brand new ones are about $10,000 more. One big thing I love is the trees. I told Joe when we buy I want baby palm trees and lights shining on them at night. Or something to that effect.

Landscaping is something alot of the homes up here are missing and in some sections they are putting in “desert landscaping” to conserve water. Yeah, BORING!!! Oh and while I am on the subject alot of homes up here have little to no front yard!

Okay now I will be the first one to admit that this house looks pretty boring. But wow, can you believe how many bedrooms there are? I remember a few years ago they had model homes up here that had the option of up to 11 bedrooms! I kind of wondered what happened to them, never remembered where they were located but I think I just found one. LOL

This is a really cute one at a great price in one of the better sections of this town, they are building more models right down the street. Only problem with this town is it is so mixed. Brand new homes, you drive down a block or two and you have more new homes but alot of foreclosures and renters and people just in general not taking care of things.

Anyhow this one sold.

Tax assessed value:$202, 160 # $245, 500 # $285, 108 It doesn’t say what it last sold for bu generally the amount is about $7,000 less than the tax assesses value.

Well this is one I found in my town. Very nice! I haven’t driven by but what drives me nuts about my town is you find a few nice pockets but how long til the not so nice creeps over?

5 Bedroom, 2 bath house for only….

…..$100,000!!!! WOW!!!

It is 1,844 Sq. Ft, 2 story, built in 2005. Well this particular one didn’t show how much it last sold for. But the eppraisal says “valued at $297, 000”!! So I am assuming it probably sold for about that. That is crazy!! Joe and I did cruise by it and it is of course in the little area which is somewhat questionable. 😦

We are keeping our eyes peeled!

This is one of my favourite areas…


…in the more feasible pricing zone that is. This price is still a bit out of the reach right now but I want to watch that area and see how much further it comes down. There are alot of areas out here in the $200,000 – $300,000 zone and some beautiful homes but in the end it is all going to come down to which neighborhoods are staying nice and which aren’t. (Obviously of course what we can afford in a few years but like I said prices are falling). Some of the neighborhoods are showing wear already.

Simply Amazing….


…..So as I am keeping an eye on this week I came across this gem… a 6 bedroom/3 bath home built in 2005. I checked yahoo home values and it says this home last sold in January of 2007 for $405.000. I understand the bubble and all that and the market at the time but what I don’t understand is how it was accessed for taxes at $235,000. Usually from what I am finding the tax accessment is about $7,000 more.

This is a two story and has 2171 sf. Guess what it is currently selling for? $129,000!!!! Now this listing is brokered by: Pacific Auction Exchange West. So I don’t know if they will be auctioning off this property and this is the starting bid or what. That is the lowest price on a newer 2 story home I have seen in these two towns.
